COOLER TEMPERATURES
Pinion Hills is on an average ten degrees cooler than St. George. The long springs and falls are perfect for opening the windows and letting the air inside. Outdoor activities are not just a summer activity but can be enjoyed throughout the year. Summers are warm and winters typically mild, an excellent balance of a true 4 season environment.
WATER SERVICE
Pinion Hills has its own state-monitored community water service supplied by several reliable wells. The gravity flow system is powered by the grid and by solar, ensuring that the 1 million-gallon storage tanks will always be full. If the grid fails, Dammeron Valley and Pinion Hills will have water. If St. George water supply has problems, Dammeron Valley and Pinion Hills will have water.
RECREATION
Morning and evening walks are a favorite pastime for many of the Pinion Hills residents. The rural roads provide both exercise for those who want it or a quiet stroll for those seek a more quiet and leisurely experience.
Nearby mountains and Navajo sandstone formations offer incredible hiking, climbing and exploring. (Look up The Maze.) The Red Mountain Trail, leading to Snow Canyon crosses the back side of Pinion Hills. The distinct four seasons of Pinion offer a wide variety of recreational opportunities, from off-roading and hiking in the local mountains to boating or fishing in the nearby reservoirs, to choosing one of the 10 golf courses that will challenge even the best golfers, to exploring the nearby world-renowned National Parks – day trips to Zion, Grand Canyon and Bryce Canyon.
GARDENS
Many of Pinon Hills residents grow gardens. In spite of the fluctuating terrain, grow boxes sprout up and produce season long crops, from flowers to favorite vegetables. The growing season begins with planting in March and harvesting until late October. If people choose, they can participate in the Dammeron Valley Community Garden – a few acres dedicated to producing fruit and vegetables that are made available to community members.
THRIVING COMMUNITY
The covenants and restrictions (CCR’s) ensure that the home designs and use of property respect the vision of Pinion Hills, with a landowner’s association made up of residents in the valley who take pride in the community.
Though the backgrounds of residents vary, from retired or working couples to families, Pinion Hills has a unified sense of community.

The HOA responsibilities include architectural review and approval, communication with homeowners, and CC&R oversight. There is no community center or other central amenities. As a result, annual dues/fees are quite low - currently $135 per year. HOA meetings are held annually in May. Absentee owners are kept informed on issues and can vote using mail-in ballots.
Utility services + _
The following utilities are provided at the property boundary of each property: natural gas, water, electricity, sewer, phone and cable. All utilities are and must remain underground. The homeowner is responsible for extending the utilities from the edge of the road to the building site. Connection fees charged by the various utility companies are the responsibility of the homeowner.

Although plentiful, water conservation is encouraged.
The height restriction for homes is 16’ which allows for integration into the natural environment and encourages architectural consistency. Colors and materials should blend in with the natural landscape.

Water + _
Dammeron Valley has its own water company. There are several private wells that produce plentiful water, with the main aquifer located at the base of the Pine Valley Mountain formations. The water company supplies both culinary and agricultural water for community residents. There are no restrictions on water use. However, conservation is encouraged. Pinon Hills, with its natural vegetation and trees, requires little landscape water. The State of Utah monitors the water company. To date, the water is not treated and still meets the highest standards of water quality.
Fire Department + _
Dammeron Valley has its own fire department. A majority of the personnel are volunteer with a full-time fire chief. All personnel are rigorously and thoroughly trained and certified. The department has more than adequate and modern equipment, including several fire trucks, a brush truck, an ambulance, jaws of life, and all the most updated gear for the firefighters. The department has trained and certified EMT personnel. Centrally located in Dammeron Valley, the fire department has a superior record for response time and management of fire and emergency related situations.
